The River Condos is a condo building located at 135 26 Avenue SW, in Calgary, Alberta, Canada. This page also covers RiverHomes, which is part of the same system. The building was built in 2015, and the fire alarm system is original.

System Specifications

FACP

The building is protected by an Edwards EST3 addressable fire alarm system. This is a networked system with 4 nodes; Nodes 1 & 2 are located in the maintenance office; nodes 3 and 4 are located in the 16th floor electrical room. Node 5 is located in the main electrical room in RiverHomes. The system runs Edwards’ Signature addressable protocol, and is equipped with voice evacuation. The evacuation signal is a temporal tone; there is no automated message.

Annunciators

There is an Edwards EST3-6ANN annunciator with an LCDXL1 display in the main entrance vestibule of RiverHomes.

Notification Appliances

Most units and common areas have Edwards “Genesis” GCRF-S7 remote speakers (red, ceiling-mount, FIRE marking, 70V).
Some units have Edwards G4R-S7 remote speakers (red, wall-mount, no marking, 70V).
Higher-end units have Edwards GC-S7 remote speakers (white, ceiling-mount, no marking, 70V).

Initiating Devices

Pull Stations

All pull stations are EST SIGA-270 addressable single-action pull stations.

Automatic Detection Devices

There are EST SIGA2-PS addressable photoelectric smoke detectors throughout most corridors and in all elevator lobbies.
There are EST SIGA2-HRS addressable 135°F fixed-temperature/rate-of-rise heat detectors in all mechanical rooms and at the top of all elevator shafts.
There is an EST “SuperDuct” SIGA-SD addressable photoelectric duct smoke detector on the second floor air handling unit.
There is an EST SIGA-PS addressable photoelectric smoke detector in one area, likely NOS.
All detectors are mounted on EST SIGA-SB bases.

Modules

There are EST SIGA-CT2 addressable monitor modules supervising the sprinkler system’s tamper and flow switches.
There are EST SIGA-CR addressable relay modules serving various purposes.
There are EST SIGA-IM isolator modules on all SLCs.
All in-suite speakers are connected to Edwards 684-1C silence switches.

EOLs

There are Edwards EOL-P1 end-of-line resistor plates on all sprinkler and signal circuits.
